Frequently Asked Questions

Property investment finance can become complicated as your portfolio grows. Here are answers to some of the most common questions investors ask about working with Zinger Finance.

What is an investment-focused mortgage broker?

An investment-focused mortgage broker looks beyond securing a loan for your next property. They consider how each lending decision may affect your borrowing capacity, loan structure, available equity and ability to continue growing your portfolio.

At Zinger Finance, we help investors build a lending strategy designed to support both their next purchase and their longer-term property goals.

How is Zinger Finance different from a standard mortgage broker?

Many mortgage brokers focus primarily on getting a single loan approved. We take a broader view.

We consider your existing loans, equity position, lender exposure, ownership structures and future investment plans. This helps us identify potential lending barriers before they limit your next move.

Our goal is not simply to arrange finance. It is to help you build a finance structure that can continue supporting your portfolio as it grows.

Why does finance structure matter for property investors?

The way your loans are structured can affect your borrowing capacity, cash flow, access to equity and future lending options.

A loan that works for one purchase may make the next purchase more difficult. Choosing lenders in the wrong order, cross-collateralising properties or using equity inefficiently can also reduce your flexibility later.

A considered structure helps keep your options open.

Why can strategy matter more than the lowest interest rate?

Interest rate matters, but it is only one part of an investment lending decision.

A lender offering the lowest rate may also have restrictive servicing policies, limited options for accessing equity or an assessment method that reduces your borrowing capacity. That could save you money today but prevent you from purchasing another property later.

We compare the overall cost and suitability of a loan while considering how it fits into your wider investment strategy.

Can you help me access equity for another property?

Yes. We can assess your available equity and explore suitable ways to access it for a future purchase, subject to lender policy and credit approval.

We also consider how the equity release should be structured and separated, which can make it easier to track how borrowed funds are used. You should obtain tax advice about the deductibility and use of borrowed funds.

Can you help if my bank says I have reached my borrowing limit?

Potentially. Different lenders assess income, expenses, rental income and existing debts differently.

Reaching your limit with one lender does not automatically mean every lender will reach the same conclusion. We can review your position across suitable lenders and identify whether there are legitimate opportunities to improve your borrowing capacity.

However, lender policy cannot replace affordability. We will not recommend borrowing that is unsuitable for your circumstances.

Can you help investors with multiple properties?

Yes. We work with investors at different stages, including those purchasing their first investment property and experienced investors managing larger portfolios.

As a portfolio grows, lender selection, equity management and loan structure generally become more important. We help investors understand how each finance decision may affect the next one.

Do you work with trusts, companies and SMSFs?

Yes. We can assist with lending involving personal names, trusts, companies and self-managed super funds (SMSF) where suitable lender options are available.
These structures can involve different lending requirements, costs and servicing outcomes. Your accountant, financial adviser or solicitor should determine whether a particular ownership structure is appropriate for you. Our role is to help arrange and structure the finance.

Please note that lending for residential properties inside of a SMSF is no longer available as of the 10th of August 2026.

Should I keep all my loans with the same bank?

Not necessarily.
Keeping everything with one lender can be convenient, but it may reduce flexibility, increase concentration and make it harder to access equity independently. It can also limit your options if that lender’s policy no longer suits your circumstances.

We assess lender selection based on your overall position rather than assuming one bank should hold every loan.

Can you guarantee how much I can borrow?

Unfortunately, no. Borrowing estimates depend on the information available at the time and can change with lender policy, interest rates, valuations, income, expenses and credit assessment.

All applications remain subject to the lender’s assessment and approval. We can provide a clearer indication of your position and help you prepare a suitable application, but approval cannot be guaranteed.

Why do you charge a fee when many mortgage brokers do not?

Most mortgage brokers are paid a commission by the lender when a loan settles. However, commission does not always reflect the amount or type of work required to develop and maintain an investor’s lending strategy.

Our work can include reviewing existing loans, negotiating with current lenders, restructuring debt, planning future lender use and completing refinancing work. In some situations, this work may generate little or no new lender commission.

If a recently settled loan is refinanced or repaid, the original lender may also reclaim some or all of the commission it paid through a commission clawback.

Our fee helps us provide advice and strategy based on the work required, rather than relying entirely on whether a lender pays us a new commission.

Any applicable fee will be explained clearly before you agree to proceed.

Do you provide financial, tax or legal advice?

No. Zinger Finance provides credit assistance and mortgage broking services.

We can work alongside your accountant, financial adviser, solicitor, buyer’s agent and other professionals, but you should obtain advice from appropriately qualified professionals about tax, legal, investment and ownership structure decisions.

How do I get started?

Book an initial conversation with the Zinger Finance team. We will discuss your current position, existing loans and investment goals before explaining how we may be able to help.

Whether you are preparing for your first investment or trying to move beyond a lending barrier, the earlier your finance strategy is reviewed, the more options you may have.
